A grant deed is a legal document used to transfer ownership of real property.

The grantor is publicly and legally declaring that, if they do have any ownership in the property, they are passing it to the grantee.

An interspousal transfer deed, technically called an interspousal transfer grant deed, is a legal document used to give sole ownership of shared property to one person in a marriage.

A deed of trust is a security instrument which is used to create a security interest in real property between a borrower and a lender. It states that the borrower will repay the loan and that the lender will have a security interest in the property until the loan is paid in full.

A Substitution of Trustee and Full Reconveyance is used when the beneficiary (lender) has been paid in full and wishes to remove the lien of record. The trustee under the deed of trust is the party that reconveys (removes) the deed of trust (lien) of record. The beneficiary can substitute themselves in as trustee and execute the full reconveyance. This does both in one document.

A homestead declaration is a legal document that claims and registers a particular house as the owner's homestead or principle dwelling. This document helps to protect the house against loss to creditors. If a lien is filed by a creditor, it is advisable to seek legal advice.
